• Preserve the natural beauty of the area and guarantee each owner that the entire area will be developed with certain desirable minimum requirements.
  • Guarantee that owners are protected from “undesirable elements” such as:
  1. Signs, livestock or poultry and fences which would endanger or discourage the presence of wildlife.
  2. Erection of shacks, tee-pees, lean-tos, A-frames, geodesic dome and permanent tents.
  3. Parked trailers, big rigs, motor homes, campers and boats that must be garaged.  
  4. Protect from things such as junked cars, exposed building materials and debris and making certain that such does not accumulate within the Subdivision.
  5. Disruption of the communities tranquility from offensive activity.
  6. Violations of the HOA covenants and by-laws.
  • Ensure that structures which are built within the community meet a set of established standards as set by the Board’s Architectural Committee.
  • Ensure that the homeowner’s covenant zoned “residential” (E-1), is maintained for residential use only.
  • Ensure that the commercial property covenant is enforced for those properties zoned as “accommodations” (A/A-1), and that those properties along Fall River are developed considering the beauty of the river as much as possible and that the water flow is not impeded.
  • Ensure that the community follows the guidelines of the water agreement of August 23, 1971 and that there is no watering of lawns within the community.
  • Adopt rules and regulations governing the use and maintenance of the out lots which are to be used exclusively by owners for fishing and hiking.
  • Adopt a budget and make annual assessments for payment of common expenses.
  • Obtain liability and other insurance which the Board deems necessary.
  • ​Enforcement of HOA covenants, by-laws and articles as stated within.
